What is this price actually based on?
PeakPure Home rates, not a national average. Every rate behind this tool is what it costs this company to do the work here in Salt Lake County — not a figure lifted from a market survey, and not a range someone typed into a spreadsheet.
Those rates work out to a cost per square, but quoting every roof at one flat rate would badly underprice small ones. A permit, a dumpster, a cleanup crew and a site setup cost the same on a small ranch as on a big two-story. So the rate is split: the part that does not scale is shown to you as four separate lines, and what is left over is the true rate per square.
What the tool cannot do is see your roof. Pitch, the decking under the old shingles and how many layers are up there stay assumptions until someone is on it — which is exactly why the number comes to you as a ceiling rather than a promise of precision, and why it is worth reading the next section before you compare it to anything.
Is the online number the real number?
It is the top of it. Every quote this tool produces is deliberately the high end of the plausible range, and your final price will not exceed it without your approval.
That is the only way publishing a roof price is safe for either side. A number that drifts upward after a signature is how this trade earns its reputation; a number that comes in under the one you already accepted is the outcome we are aiming at.

What can a roof quote honestly not include?
Four things, and the quote names all four rather than letting you discover them later.
Rotten decking
Nobody knows it is there until the old roof is off. It gets shown to you and priced per sheet, and nothing is replaced without your approval. A quote that claims to include it is either padding for it or about to have an awkward conversation with you on a Tuesday.
Gutters, fascia and soffit
Measured in linear feet, on site. There is no way to get that off a web form, so the tool does not pretend to.
Skylight and chimney flashing
The scope varies too much house to house. Tick the boxes in the form and the quote will say out loud that they are excluded, so you can price them properly once someone has been up there.
Repairs

I do not know how many squares my roof is. Can I still get a number?

What happens if you pull the old roof off and find rotten decking?
It gets shown to you and priced per sheet before anyone replaces it. Rotten decking is never in an online number, because nobody can know it is there until the old roof is off — any quote that claims to include it is either padding for it or about to have a conversation with you on a Tuesday. Nothing gets replaced without your approval.

A permit, a dumpster, a cleanup crew and a site setup cost the same on a small ranch as on a big two-story, and folding them into a rate per square is what makes small roofs look cheap and then come in expensive. They are the same four lines on every roof, and you can see them.
What does the shingle system choice change?
The price per square, and nothing else about the job. The three GAF Timberline systems are priced as steps above a base rate, so you can see what each upgrade costs. The top system is marked as projected: no PeakPure roof has closed on it yet, so its step is worked out from the step below rather than observed, and the quote says so instead of hiding it.
Does a second layer of shingles cost more to tear off?
Yes, and only the layers past the first are charged. One tear-off is already inside the base rate. If there are two or three layers up there, the extra ones appear as their own line, priced per square per layer.
Do you do roof repairs, or only full replacements?

Are gutters, skylights and chimney work included?
No, and the quote says so rather than leaving you to find out. Gutters, fascia and soffit are measured in linear feet on site. Skylight and chimney flashing varies too much house to house to price from a form. All of it gets quoted once someone has been on the roof.
